Can this be handled remotely from outside Thailand?
Yes. We regularly represent families overseas. We can act on your behalf through a Power of Attorney for most steps — court filings, authority liaison, property matters — without requiring you to travel for every stage. We will tell you plainly if your physical presence becomes necessary.
What We Do For Our Clients
Estate administration in Thailand crosses courts, land offices, banks, embassies and revenue authorities. Here is the actual scope of what our team handles on your file.
We prepare and file the probate petition, attend hearings on your behalf, and obtain the court order appointing an administrator. Where there is no will, we apply for intestate administration. We handle every step with the relevant Thai district court.
How long does probate take in Thailand?
A straightforward probate with a clear will and no disputes typically takes three to six months through the Thai courts. Complex estates, disputed wills, or property spread across multiple provinces take longer. We give you a realistic timeline at the outset, not an optimistic one.
Once probate is granted, we administer the estate — identifying assets, notifying creditors, settling debts, and distributing to beneficiaries in accordance with the will or Thai succession law. A full account is prepared and signed off.
Transferring Thai property — condominium or land held through a lawful structure — requires a Land Office process separate from court probate. We handle due diligence, transfer documentation and registration so title passes cleanly to the correct beneficiary.
Where a Thai will exists, we verify its validity, have it registered with the court, and execute its provisions through the probate process. Where a will is disputed, we advise on the legal position before proceedings begin.
What if there is no Thai will?
We handle intestate estates regularly. Thai intestacy law follows a defined succession order. We obtain the court-appointed administrator role and proceed through probate. It takes longer than an estate with a will, but it is entirely manageable.
Thai banks require court documentation before releasing funds or closing accounts. We prepare the document set each bank requires and liaise directly with their legal departments, cutting delays that arise when families attempt this without legal support.
We deal with every Thai authority involved in the estate on your behalf — in Thai, in person where required. You are not expected to navigate a foreign legal system in a language you don't speak while managing grief.
Can you deal with the Thai authorities on our behalf?
Yes. We liaise directly with the Land Office, district courts, Revenue Department, Thai banks, embassies and the police on your behalf throughout. You are not expected to navigate Thai-language bureaucracy while grieving.
Do we pay Thai inheritance tax?
Thailand's inheritance tax applies at 10% on assets exceeding THB 100 million received by non-descendants, and 5% for direct descendants. Most foreign families fall below the threshold. We will confirm your position early in the process.
